Chicken On The Run ends a 23 year “run” in mid-levels Hong Kong - is take-away leaving us for good?

After a 23-year run, beloved local takeaway shop Chicken on the Run, at Princess Terrace on the mid-levels escalator, has closed. No clear explanation why, no big farewell party—and this left a rather unique space waiting for its next chapter with a heartfelt thank you note in the window for the patronage from Sheridan & Mandy.
Whatever the reason for closure after over two decades, this could be an interesting location if it is up for grabs. In the modern era, was the business model rendered questionable by the rise of on-demand food delivery? Is a local take-away not important to a community when you can stay at home and order anything you want, and will all these now be replaced by cloud-kitchens?
Who will step in to write the next story on the question? For the right operator with vision and product market fit, this unit is worth a very close look. if it is available to rent, perhaps combined with the G/F? Tens of thousands of eyeballs a day are passing by, and many of those are affluent; or could it be the next tourist go-to as a “selfie shot bakery” type Little Red Book hotspot?
The next door Blend & Grind seems to have developed an increasing following, but Princes Terrace itself has been notoriously hard for F&B operators, and the g/f unit of this land lot has frequently changed occupiers.
