Good Retail Space in Hong Kong: Going, Going - is it all Gone

Hong Kong’s retail and F&B scene is a tricky one to read. In a few short months, four prime F&B spaces on Aberdeen Street—once sitting empty—have been snapped up. One will house a cheese bar, introducing a fresh concept to the city’s ever-evolving food scene.

F&B closures make headlines for those who want them to and are ongoing, but within 100 meters, we’re seeing four new renovations/openings. That’s proof of resilience and confidence by operators betting on Hong Kong’s today and the future. My clients are out there actively looking for spaces and places, with some element of “tyre kicking,” perhaps, but most are deadly serious about expansion.
The Market Shift
Not too long ago, rental prices hit realistic levels, unlocking opportunities for those who moved fast. Those who secured prime locations had investors showing renewed confidence in the city’s long-term potential.
March saw a flurry of activity with many F&B businesses reporting solid—or even exceptional—results. We will see a seasonal slowdown as Easter travel hits and summer comes to take people (and $) away .. it’s almost certain. But the fact remains: commitment to and interest in Hong Kong is now stronger.
Success in Hong Kong’s F&B space is never guaranteed yet this wave of dynamic, well-funded entrants are injecting energy into the market by expanding or refreshing outlets.
So, despite negative narratives about Hong Kong, the reality on the ground is clear: the city is looking in better shape than many would have you believe.
Missed the Boat?
Perhaps not quite, but if you were hoping to grab a prime retail space at a bargain basement price, that window may have closed. The good deals of a few months ago have mostly been taken up.
Opportunity favours the bold—and those who acted at the right time are already reaping the rewards, let’s hope the momentum lasts for them.
