The Centrium sees Slainte! An Irish pub plus SOFA, an R&B “family music salon” (a tilt to a classic Hong Kong cinema theme?) … and opposite: 180 degrees modern fire grill: all set to open.
I see investment appetite has almost fully returned to the food and beverage sector, and we saw the smart money start coming in a while ago.
Good concepts are always welcome. The tourism market wants to try new things, and that is what we are seeing; if some of it is heritage themed, I am even happier given my own 1980s 3D imaging project.
A while back I wrote that most of the really good cheap real estate deals had disappeared. Except for some isolated properties where landlords are selective about who they take on as tenants, that is now the case.
Operators who took my advice several months ago and renegotiated their leases for longer terms at decent rates now stand to do very well.
They are well set for the next few years, including one that I recently assisted with a multi-year multi-term contract that has secured a very long-term business future at an affordable rent.
The last few remaining spaces on Wyndham Street are likely to now command even much higher prices than they would have 6-12 months ago, given the vibrancy that is almost assured with these new players and the relaunch of the very much upgraded dragon-i.
